How do I get the best price?+
Book directly with us. That way no booking-platform commission is added, and you have one personal contact from the first enquiry to departure.
How does an enquiry work?+
You send us your dates, the number of guests and any wishes using the enquiry form. We reply with a specific offer for the apartment that fits. Nothing is booked until you agree.
Can I book online straight away?+
Yes. “Check availability” takes you to our booking calendar, where you can see free dates and prices.
Can I ask questions about an apartment beforehand?+

How quickly will I hear back?+
Usually the same or the next working day. In high season it can take a little longer – if it is urgent, a phone call is quickest.
What is the minimum stay?+
It depends on the apartment and the season. In high season and over holidays there is usually a minimum stay; outside those periods shorter stays are often possible. Just ask. Do I get written confirmation?+
Yes. After booking you receive a confirmation with all the details on apartment, dates, price, payment and arrival.
Can I cancel or change a booking?+
The terms stated in your booking confirmation apply. If something changes, please let us know as early as you can – the earlier, the more likely we can find a solution. Do I need travel insurance?+
It is not compulsory, but it is often sensible. If you took out travel insurance through our partner, the right of withdrawal is handled by that insurer.
Do you rent to groups or for parties?+
Our apartments are designed for families and small groups. Parties are not possible out of consideration for the neighbours. For larger groups do ask – sometimes two apartments can be combined.

Getting there, arrival and keys

When can I arrive and when do I have to leave?+

How do I get the key?+
We arrange the key handover with you personally before you arrive. You receive all the details in writing in good time, so a late arrival is never a problem. How do I get there by car?+
Via the A10 Tauern motorway to Villach or Feldkirchen. From there signposts lead to each location. We send the exact address and directions with the booking confirmation.
Is it possible without a car?+
You can reach Villach or Feldkirchen by train. For the last leg to the mountain locations we recommend a car or a taxi; around Lake Ossiach buses run in summer.
How do I get up to the Gerlitzen Alpe?+
Either with the Kanzelbahn cable car from Annenheim, or via the Gerlitzen Alpine Road, a toll road that climbs to around 1,800 metres. In winter please make sure your car is properly equipped.
Do I need winter tyres or chains in winter?+
In Austria, winter equipment is required in wintry conditions between 1 November and 15 April. For the climbs to Turracher Höhe and the Gerlitzen we also recommend carrying snow chains.
Is there parking?+
Yes, at all three locations. At Turracher Höhe you park by the house, at the Gerlitzen Alpe a free underground parking space is included, and at Lake Ossiach there is parking at the property. Can I charge an electric car?+
Not necessarily at the property itself. There are public charging points in Villach, Feldkirchen, the larger villages around the lake and at Turracher Höhe. What if I arrive late?+

Facilities and service

Are bed linen and towels included?+
Bed linen and towels are included. At Lake Ossiach, please bring your own shower and bath towels.
Is there a kitchen?+
Yes, every unit has its own kitchen or kitchenette with crockery, cookware and a fridge – you can cater for yourselves completely.
Is there a washing machine?+

Is there Wi-Fi?+
We are happy to tell you exactly what the internet connection is like in each apartment before you book. If you depend on a reliable connection, please mention it when you enquire. Does the apartment at Turracher Höhe have its own sauna?+
Yes. The Almzeit chalet apartment has its own sauna, which you do not share with other guests.
Is the final clean included?+

Is the apartment cleaned during our stay?+
Not as standard – holiday apartments are cleaned before arrival and after departure. For longer stays an interim service can be arranged. Is smoking allowed?+
No. All units are non-smoking. Smoking is possible on the balcony or terrace, please with consideration for the neighbours.
Is there a balcony or terrace?+
The Ossiachersee apartment has a balcony with mountain and lake views. For the other apartments we are happy to tell you exactly what is there.
Can I work from the apartment?+
At the Gerlitzen Alpe, apartment No. 2.302 Alpenblick has a dedicated workspace. For longer working stays, please get in touch.
Is a cot or high chair available?+

Is there a ski room or bike storage?+
At the mountain locations there is storage for skis and equipment. For bikes, please ask so we can point you to the right unit. Is the accommodation accessible?+
The apartments are not specifically designed to be barrier-free. Tell us what you need – steps, lift, door widths – and we will tell you honestly whether it works.

Prices, payment and tourist tax

Is a tourist tax charged?+
Yes. The amount is set by the local tourist board and adjusted when necessary. It is added to the overnight price; we have no influence on it.
What does a night cost?+
The price depends on the apartment, the season, the number of guests and the length of stay. You can see current rates in the booking calendar or simply ask us.
When do I pay?+

Are there discounts for children?+

Will I receive an invoice?+
Yes, you receive a proper invoice. If you need a company address or VAT number on it, please tell us before it is issued.

Dogs and pets

Are dogs allowed?+
In principle yes, but not everywhere: dogs are not allowed in apartment No. 2.302 Alpenblick at the Gerlitzen Alpe. Please always register your dog when you enquire.
What does a dog cost?+

Is there space to walk a dog?+
At all three locations paths lead straight out from the door – pasture tracks on the Gerlitzen and the Turrach, the shore path at Lake Ossiach. Please observe local lead requirements, especially on pastures with livestock.
Can dogs swim in Lake Ossiach?+
At designated dog beaches yes, in the public lidos usually not. We are happy to tell you where the nearest dog beach is.
Can the dog be left alone in the apartment?+
Please don't. A dog left alone in unfamiliar surroundings almost always barks, and the neighbours will hear it.

Families and children

How many people do the apartments sleep?+
It varies. The Ossiachersee apartment is designed for two, while the apartments at the Gerlitzen Alpe and the chalet apartment at Turracher Höhe have room for families. Tell us your party size and we will suggest the right one.
Where do the children sleep?+
At Turracher Höhe both bedrooms have a double bed and a loft bed. At the Gerlitzen Alpe each apartment has a bedroom, a sleeping alcove with a bunk bed and a sofa bed.
What is there to do with children?+
Plenty: the adventure arena and high ropes course at Kanzelhöhe, the Nocky Flitzer and Nocky's AlmZeit at Turracher Höhe, the monkey mountain, eagle arena and lidos at Lake Ossiach.
Is the location suitable for small children?+
Yes, all three. Lake Ossiach has flat shore paths and lidos; on the Gerlitzen and the Turrach the distances between apartment, lift and playground are short.
Are there ski lessons for children?+
Yes, both mountain locations have ski schools with children's courses and practice areas. In high season, book early.
How far is the ski school on the Gerlitzen?+
The ski school and practice slope are a few minutes' walk from the apartments, right by the top station.

Winter holidays

How long is the ski season?+
At Turracher Höhe the altitude means the season starts early and lasts long, usually from late November into April. On the Gerlitzen it depends on snow conditions and snowmaking. The lift companies announce exact dates each year.
How far is it to the piste?+
At Turracher Höhe the Almzeit chalet apartment is a few minutes from the piste and ski school. At the Gerlitzen Alpe the apartments are by the top station, so directly in the ski area.
How big are the ski areas?+
Gerlitzen Alpe: 53 kilometres of piste and 18 lifts. Turracher Höhe: 43 kilometres of piste of every grade, with a snowpark and full snowmaking.
Can I hire equipment locally?+
Yes, both mountain locations have sports shops hiring out skis, snowboards, boots and helmets.
What else is there to do in winter besides skiing?+
Tobogganing, cross-country skiing, snowshoeing, ski touring, winter walking on cleared paths – and at Turracher Höhe the Nocky Flitzer runs in the snow too.
Is Lake Ossiach worth it in winter?+
If you want to ski but stay in the valley: yes. The Kanzelbahn valley station is in Annenheim, and in winter the lake is quiet and empty – which is exactly right for some people.

Summer holidays

How warm does Lake Ossiach get?+
Carinthia's lakes warm up considerably in summer. Lake Ossiach is shallower than the deep lakes nearby and therefore one of the warmer ones – swimming is usually pleasant from June to September.
Can you swim in the mountain lakes at Turracher Höhe?+
In principle yes, but the mountain lakes stay cold even in high summer. For a swimming holiday, Lake Ossiach is the better choice.
What are summers like in the mountains?+
Pleasant. At 1,440 and 1,763 metres it stays bearable even when the valleys are hot – one reason many guests move up to us in high summer.
Do the lifts run in summer?+
Yes, at both mountain locations. Opening times and the gaps between seasons are announced anew each year – check ahead or ask us.
Are there mountain bike trails?+
Yes. On the Gerlitzen the four-kilometre PROlitzen Trail plus a kids' bike park; at Turracher Höhe the six-kilometre Kornock Flowtrail with a jump line.
What do we do if it rains?+
The Warmbad thermal spa in Villach, the show mines at Bad Bleiberg, museums and the old town in Villach, the Steinhaus Domenig in Steindorf – and at Turracher Höhe, your own sauna.

Our three regions

Which location suits us?+
In short: Turracher Höhe for snow, quiet and a sauna. Gerlitzen Alpe for views and short walks to the lift. Lake Ossiach for swimming, cycling and days out. If you cannot decide, take the mountain – the lake is half an hour away.
How far apart are the three locations?+
There are 1,262 metres of altitude and less than an hour's drive between our highest and lowest unit. The Gerlitzen sits directly above Lake Ossiach; Turracher Höhe is reached via the Gurk and Reichenau valleys.
Can I combine two locations in one holiday?+
Yes, some guests do exactly that – a few days in the mountains, a few by the lake. Tell us your dates and we will see whether it works.
Where exactly is the Gerlitzen Alpe?+
The Gerlitzen is the southernmost peak of the Nockberge and rises directly above Lake Ossiach. Our apartments are at Kanzelhöhe at 1,440 metres; the summit is at 1,911 metres.
Is Turracher Höhe in Carinthia or Styria?+
Both. The state border runs right through the village and across the Turracher See.
How big is Lake Ossiach?+
It is Carinthia's third-largest lake, around eleven kilometres long, framed by the Gerlitzen to the north and the Ossiach Tauern to the south.

Excursions and activities

Is the Kärnten Card worth it?+
Usually from the third outing onwards. It covers around 130 attractions across the province, including the Kanzelbahn up the Gerlitzen, Landskron Castle with its eagle arena and the Affenberg. Available from the tourism board and many accommodations.
Can we spend a day without a car?+
From the Gerlitzen, easily: the Kanzelbahn down to Annenheim, the MS Ossiach or MS Gerlitze across the lake to St Andrä, and a walk up to Landskron Castle. Return the same way.
What can we do when it rains?+
The forest high-ropes course at the Kanzelhöhe and the climbing forest at Ossiach sit under leaf cover and work in light rain. Fully dry options are the Warmbad Villach thermal baths, the Terra Mystica and Terra Montana show mines at Bad Bleiberg, and the Happ reptile zoo in Klagenfurt.
Is there anything for children under six?+
On the Gerlitzen, the adventure arena at the Kanzelhöhe with a tubing run, wooden ball track and playground. On the Turrach, the AlmZeit circular trail at 2,000 metres – barrier-free and pushchair-friendly. At the lake, the shallow shores at Ossiach and Bodensdorf.
How warm does Lake Ossiach get?+
Up to about 26 degrees in high summer. It is eleven kilometres long with roughly 25 kilometres of shoreline, and the mild climate means it hardly ever freezes in winter.
Where can we skate in winter?+
Not reliably on Lake Ossiach itself. The nearby Aichwaldsee is considered the most reliably frozen lake in the region, and there is also the Ossiacher See ice rink.
When do the cable cars run?+
In summer, usually from late May or early June to early November. The operators set exact dates each year – please check gerlitzen.com and turracherhoehe.at before planning a trip.
Do you need climbing skills to reach a summit?+
Not in the Nock mountains, which are rounded rather than jagged. The Eisenhut at 2,441 metres, the highest in the Gurktal Alps, needs no climbing gear; the Gerlitzen summit at 1,911 metres is a comfortable 45-minute walk from the Pöllingerhütte.
Are there guided walks?+
On the Turracher Höhe there is the Almbutler programme: guided tours with stories of life on the alpine pastures and a culinary surprise along the way. Book through the tourism board.
What happens in September?+
During the European Bike Week at Lake Faak – one of Europe’s largest motorcycle gatherings – the region is noticeably livelier and louder. If you are after quiet, plan before or after.
Is there culture nearby?+
The Carinthian Summer festival at Ossiach Abbey has been one of Austria’s major music festivals since 1969, with classical, jazz and crossover. The abbey also houses the Carinthian Music Academy. Architecturally, Günther Domenig’s Steinhaus at Steindorf, right on the cycle path, is worth a stop.
Can we do watersports?+
At Lake Ossiach, yes: sailing, windsurfing, stand-up paddling, kayaking and rowing. Several operators offer wakeboarding and water-skiing with beginners’ courses on the water. In summer there are evening water-ski shows at the Seepark Annenheim.

Who is behind Luxescape?+
Luxescape GmbH, based in Himmelberg in Carinthia and run by Julia Kobermann. We let our apartments ourselves and look after guests personally.
What is Luxalps?+
Our sister company. Luxalps lets entire chalets in Turrach, Sankt Englmar in the Bavarian Forest and Inzell in the Chiemgau – the same care, a different landscape.
